We have three apartments in this property. You are renting the downstairs studio (Unit C) in the back featuring: -Queen bed -AC -Beach gear included: towels, chairs, and coolers (fist come, first serve) -Backup water cistern for peace of mind -High speed internet -Power Generator -Private outdoor hot tub Nestled between Isla Verde and Condado/Old San Juan, you’ll enjoy the best of both worlds—easy access to the top restaurants, beaches, and attractions (just 5–15 minutes away) while returning to a safe, residential neighborhood. Please note the area is lively and can be noisy at times. Uber is reliable and affordable in the area, making it easy to explore without a car. Should you choose to drive, gated driveway parking is available (shared with one other unit), as well as street parking. House Rules & Important Notes 1. There may be construction activity from a neighboring property during your stay. 2. Quiet hours and no parties policy: The Municipality of San Juan establishes maximum permitted noise levels that must be respected at all times: 65 decibels from 8:00 AM to 10:00 PM 55 decibels from 10:00 PM to 8:00 AM Accordingly, quiet hours at the property are from 10:00 PM to 8:00 AM, and guests are expected to comply with these municipal regulations during their stay. For security and compliance purposes, the property is equipped with exterior security cameras and exterior noise detection sensors installed in specific areas in accordance with privacy policies (never in bathrooms, bedrooms, or other private areas). These devices help ensure the safety of the property and respect for neighborhood noise regulations. Our property also maintains a Strict No Party / Noise Violation Policy. The noise detection system alerts us when sound levels exceed permitted limits. Loud music or party activity is considered to occur at levels above 75 decibels. If the system detects noise above this level for more than 10 minutes, we will send one notification requesting that the noise be reduced. If the event occurs again, our staff reserves the right to cancel the reservation and request immediate checkout from the property, no refunds will be granted, and a $200 fine may apply. It is strictly prohibited to move, cover, disconnect, turn off, or otherwise tamper with any security cameras or noise detection devices, including altering their angle of view. Any attempt to tamper with these devices may result in penalties and immediate cancellation of the reservation without refund.
